    A 48-hour cooling off period applies from the date of booking. Cancellation must be submitted in writing by email. A full refund will be provided, less any applicable bank charges. The cooling off period only applies if the booking start date is more than 5 days away.     A full refund is available if the student's UK visa application is refused by UK Visas and Immigration (UKVI). A copy of the visa refusal letter must be provided within 7 days of receiving it or before 16 August 2026, whichever is earlier. The refusal letter must include the student's name and the date of refusal. A refund will not be granted if: The student failed to complete all steps required by UKVI for the visa application. The university could not issue a CAS beca
  • Early termination by students
    After the applicable cooling off period has expired, the property remains liable for the full rent for the tenancy period unless a suitable replacement tenant is found. The property is responsible for finding the replacement tenant. A £250 Replacement Fee is payable to cover administration costs associated with the tenancy transfer.
  • Replacement Tenant Accepted
    The property is responsible for finding a suitable replacement tenant. A £250 Replacement Fee applies. Property has sole discretion to: Accept the proposed replacement tenant and enter into a tenancy agreement. Return the room to general sale. Allocate the room to another student on the waiting list. The property will be released from the tenancy 7 days after one of the above actions has been completed.
  • Other cancellation policies
    Full or partial payment must be made by the payment date stated on the invoice. Accommodation bookings are charged on a 7-night (weekly) basis. If the booked accommodation becomes unavailable due to circumstances beyond property management control, alternative accommodation will be arranged, although the details may differ from the original booking.
