    Tenant can cancel the tenancy agreement within 14 days of signing the contract and paying the deposit. Cancellation requests must be submitted in writing and received within the 14-day cooling-off period. If the tenancy start date has passed, cancellation is not permitted even if the request falls within the 14-day period; a Tenancy Takeover may be arranged instead (see "Replacement Tenant Found").     International students requiring a visa may cancel the tenancy outside the 14-day cooling-off period if their visa application is rejected. Cancellation must be requested in writing within 7 days of receiving the visa rejection notice. Evidence of the visa rejection (an official letter or email from the relevant authority) must be provided.
  • No Place No Pay
    First-year undergraduate students: May cancel their tenancy if they do not meet the conditions of their course offer. Cancellation must be requested in writing within 7 days of receiving A-Level (or equivalent) results. Official results showing the course offer conditions were not met must be provided. Approved cancellations are eligible for a full deposit refund, subject to any applicable charges. Students whose course application is rejected:
  • Replacement Tenant Accepted
    A tenant who wishes to cancel after the tenancy start date may find a suitable replacement to take over the tenancy. The replacement tenant must meet all eligibility criteria and be approved by the property. A £50 administration fee is charged for processing a Tenancy Takeover. The original tenant is released from the agreement only once the new tenant has signed the contract and paid any required fees/deposits.
  • Extenuating Circumstances
    Students who have withdrawn from or been excluded by their institution due to being absent from their course for more than 60 days because of illness may request cancellation. In the event of the death of a student, the occupancy agreement will end on the date of death. Any rent or fees paid in advance for the period after the date of death will be refunded.
  • Other cancellation policies
    All cancellation requests must be supported by appropriate evidence. Supporting documents may include official letters or emails from universities, colleges, visa authorities, copies of rejection notices, or other relevant documents, as applicable to the cancellation request.

End-of-tenancy refund: refundable within 10–14 working days after the tenancy ends, provided the room is returned in good condition with no outstanding charges. Deductions may be made for: cleaning charges; damage to furniture or walls; missing keys or fobs; outstanding rent or utility charges. A full breakdown of any deductions is shared with the student following the room inspection. Cancellation-related refund: refunded in full, minus applicable charges (e.g., the £50 Tenancy Takeover administration fee), if the cancellation is approved within the cooling-off period or under a listed exception. No refund is issued if the tenancy has started and the cancellation does not meet the policy conditions.

    Guarantor Requirement

    All tenants will be required to provide a UK-based guarantor if they choose to pay in instalments rather than paying the full rent upfront. A guarantor will be responsible for putting right any breaches of tenancy, including non-payment of rent if the tenant fails to meet the tenancy obligations. Guarantor should be a parent, guardian, relative, or family friend of the student, in full-time employment and/or a stable financial position; no credit check is run on guarantors. If a UK guarantor cannot be provided, tenants may use Housing Hand, an external guarantor service that supports students studying in the UK. Please note: The guarantor will need to sign a Guarantor Agreement, which will be sent to them by email.
