If your visa application is refused and you are therefore unable to enter the UK to begin your university degree, you may cancel your booking without being bound by the contract. To qualify, you must provide us with official evidence of the visa refusal within 7 calendar days of the date stated on the refusal letter or correspondence from the visa authority.

Please send the documentation to the property management. Once received, they will verify the documents, and if they meet the requirements, your agreement will be cancelled.

No Place No Pay

For AY 25-26 & 26-27: -


No Place, No Pay (Applicable to first-year undergraduates and postgraduate students only)

If you are a prospective first-year undergraduate or postgraduate student and your offer of a place at your preferred University or Higher Education Institution is withdrawn because you did not meet the required grades, you may be eligible to cancel this agreement.

First-year undergraduate students may also qualify if they choose to attend a different University after exceeding their expected grades.

To request a release under these circumstances, you must provide one of the following:

  • A written rejection letter from your chosen University/College or UCAS, or a screenshot of your UCAS status confirming that the required results were not met; or
  • Proof of acceptance to your new University via UCAS Adjustment.

These documents must be sent to the property management within 7 calendar days of your results being published. Once received, they will verify the documents, and if they meet the criteria, your agreement will be cancelled.

Replacement Tenant Accepted

For AY 25-26 & 26-27: -


1. Provided the 7 Day Cooling-Off Period has expired:

a) You will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room.

2. If a replacement Tenant is found before your contract start date:

a) You will be released from your Tenancy Agreement after the new Tenant’s 7 Day Cooling-Off Period has expired.

b) The new Tenant must sign the new Tenancy Agreement and pay the advance rent.

3. If a replacement Tenant is found after your contract start date:

a) You will be released from your Tenancy Agreement seven days after the new Tenant’s Tenancy Agreement is signed, or from the date the replacement student has moved in.

4. If you have occupied the Room prior to this, a GBP 50 charge will apply to cover the costs of preparing the Room for the replacement Tenant.

Yes, of course! You can arrange a time to come for a viewing here. One of their lovely site team members will be able to show you around.

Who is eligible to book with the management?

Any full time student can live with property. If you are unsure as to whether you quality please call them on the relevant reception number to discuss your situation.

If I am doing an internship / placement year, am I allowed to live in the property?

As long as you are still registered as a full time student and your placement is part of your degree/course then yes, you can still live with management during the academic year. Outside of the academic term, some of their properties are able to accommodate non-students and part time students on a short term basis so do get in touch if this is something you require.

Can I make special requests on my application such as living in an all-female flat?

Yes. On their online application you will find a section for additional information. In this section you can state any such special requests. Although they are not able to guarantee every request as it does depend on specific requests, the number of people making requests and the fact that they do not actually allocate rooms until a few weeks before tenancy start they do try their best to make sure as many requests as possible are met. However in the vast majority of cases, they are usually able to successfully accommodate requests such as same gender, postgraduate or undergraduate flats. Its a good idea to contact sites to discuss.

Are the room pictures on the website of the exact room I would receive?

The room pictures on the website are only indicative of the room type and not of the actual room you may be allocated. The reason for this is firstly they have so many rooms across the country, that it is not possible to put an image of every single room. Secondly, they receive many room preference requests from students i.e. female only, postgraduates only etc that they must wait until close to check in to allocate an exact room to make sure they do their best to meet resident requests. However you will of course be allocated the room type you have selected.

Will I get a chance to meet new people and make friends at property?

Yes, definitely! They run an extensive events calendar across all their sites. An aim of this program is to allow residents to meet each other and make new friends.

What is your insurance policy?

From the moment I moved in, I knew I had made the right choice! The accommodation is lovely, with a cozy and spacious room that feels like home. The gym is fantastic, perfect for staying active, and the kitchen is well-equipped with induction, microwave and oven for all my cooking adventures. Plus, the laundry facilities make life so much easier. It’s an affordable, comfortable, and well-maintained place for students. The staff here is also super friendly. The accommodation is amazing with modernised and furniture, a fully equipped kitchen, and an excellent gym that makes working out a breeze.
